Prague Airbnb listings and hosts by city district since 2024

• Window: 29 monthly readings from 27 May 2024 to 20 September 2026.
• Grain: one row per listing and monthly reading, starting at the listing's first appearance. A listing that is not found in a later reading keeps its row, marked as not listed.
• Cadence: Inside Airbnb reads Prague about once a month, and the table is rebuilt monthly with each new reading.
• Place: Prague's 57 city districts (městská část).

• reading_date, listing_id: the month and the listing.
• listed, status, still_listed, first_reading, last_reading: the timeline. Status is present at start, new, continuing, returned, missing or gone.
• district, name, description, property_type, room_type, accommodates, latitude, longitude: fixed attributes, carried forward through months when the listing is not listed.
• host_id, host_name, host_about, host_since, host_location: the host account.
• price_per_night, price_per_night_eur: nightly price in Czech koruna and euro.
• estimated_nights_booked_12_months, estimated_revenue_12_months: Inside Airbnb's modelled estimates.
• host_listings_in_prague, large_host: the host's Prague listings. A large host has five or more.
• Every other field Inside Airbnb publishes: availability, reviews and review scores, amenities, stay-length rules, registration_number and distance_to_old_town_km.
• district_listings, district_residents, district_listings_per_1000_residents, district_large_host_share: the district that month.
• district_dwellings_2021, district_entire_homes_share_of_dwellings: the district's housing stock at the 2021 census.
• city_platform_guest_nights, city_platform_stays: nights and stays in Prague booked through Airbnb, Booking, Expedia and Tripadvisor that month.
• operation_style, host_type, target_guest, party_stance, self_check_in, office_check_in, mentions_registration, long_stay_offered: Clef's reading of the listing text, with clef_model and clef_reading.

A missing value is null. Monthly figures are null in months when a listing is not listed. The four readings from December 2025 to March 2026 carry no prices. registration_number is null in every reading, because all of them predate the registration requirement of 1 October 2026. Platform guest nights are null for months Eurostat has not published yet. A listing marked missing or gone was not found in that reading, which can mean the reading missed it. Clef tags are null for listings whose text was not read.

• Comparing Airbnb density between Prague districts, per 1,000 residents and as a share of dwellings.
• Counting new, returning and disappearing listings each month.
• Measuring how concentrated listings are among large hosts, and naming them.

Listings come from Inside Airbnb, an independent project that reads public Airbnb pages, under the Creative Commons Attribution 4.0 licence. Airbnb shifts locations by up to about 150 metres. Host names and host texts are included as Airbnb shows them publicly. Residents and dwellings come from the Czech Statistical Office. Platform guest nights come from Eurostat and exchange rates from the European Central Bank. The Clef columns are model readings of the listing text, not facts about the listing.
